San Diego short sale scam warning

by Peter Toner on September 15, 2010

I got this interesting email today -

but just what's wrong with this picture? (see below)

Peter:

I am a CA licensed RE Broker.

If you have residential listings that are short sale candidates and do not yet have a committed and qualified buyer for the listing, I can refer an experienced professional short sale home buying company.

The company handles the complete short sale transaction from A to Z.

They will quickly submit a short sale offer through the listing agent, prepare the short sale package, negotiate the short sale price with the lender, and buy the property at the negotiated price, halting the foreclosure process and greatly benefitting your seller.

The company has funding to close short sale deals in a timely manner.

You will receive the listing agent's share of the commission.

Great benefits to you – you can entertain short sale listings and let this buyer do all the short sale work, giving you more time for obtaining other listings and closing more deals.

What I require is the basic information about the real estate involved. On receipt of the information, the company buyer will be in touch with you and work through and with you to close the short sale.

I am compensated by the buyer.

I can be reached at 619 xxx xxxx or cell 858 xxx xxxx.

Looking forward to working with you.

Hmmmm,

So this guy (if he really is a licenced real estate agent) sees nothing wrong with a "buyer" writing up a contract, preparing the short sale package and then directly convincing the Bank that this is the best deal on the table?

You gotta be kidding me!

Realtors who are listing agents, if you get this sort of offer, please run – don't walk in the opposite direction …

… I would recommend  forwarding any emails or letters of this sort directly to the Jeff Davi, the California Real Estate Commissioner at this address (just like I did) :

Read Jeff's short sale scam warning letter dated 9/13/2010.
